2. Reserve a space - our rooms are popular and go quickly. If you like what you see, pay a holding deposit while we take you through our easy application process.
3. Move In - just unpack your stuff and you’re good to go. We take care of all the bills and admin so you can get on with life.
About Londex
Who are you guys? Londex is a serviced living provider. Our focus is on bringing an improved shared living experience to the London market. In practical terms that means we provide lovely, fully furnished rooms, with all bills included, free cleaning, Sky TV and superfast broadband.
Are you agents? No. We own all of our properties. Some we own fully, others we co-own with investors.
Does that make a difference? Yes, we think so. Because we own the properties we can invest and renovate all our properties to an extremely good standard. We put in new high quality kitchens and bathrooms and our furniture is all brand new. A lot of landlords try to get away with substandard stuff. We only use kit that we’d be happy to have in our own homes.
Amenities
What’s included in my rent? We pay all bills for the property. This includes all utilities (gas, electricity and water), council tax, service charge, TV license, Sky TV subscription, superfast fibre broadband, and cleaning (inc. cleaning materials).
What furniture is in my bedroom? It varies a bit from room to room but as as a minimum, you will have an ottoman bed with storage, a large wardrobe, desk, chair and bedside lamp. Most rooms also have chests of drawers.
Do you provide all kitchenware? Yes. We provide everything you need including cutlery, crockery, utensils, pots and pans, a kettle, a toaster, a microwave, coffee machine and other useful items.
Do you provide a washing machine? All of our properties are equipped with both a washing machine and tumble dryer.
How about an iron and ironing board? Yes. We provide these too.
Are there any extra costs that I might get charged? We cover the costs of all normal bills as part of your rent. We have a fair usage policy on utilities - so if you leave the heating on full blast and the windows wide open throughout the entire winter we might ask you to help pay for that.
Your flatmates
What sort of people will I live with? You’ll be living with other corporate and professional people in their 20s and 30s. We meet with all potential tenants and ensure that we’re renting to the type of people who we‘d want to live with ourselves.
Can we help decide on new tenants moving in? Yes. We encourage our tenants to introduce friends and get involved with viewings. We are happy to give you every opportunity to choose who you live with, however we will need to approve of any potential tenant prior to moving in.
Do you have guys only or girls only properties? We try and keep an even mix of guys and girls wherever possible. Having said that, we’re not set against the idea if that’s what our tenants want.
Which countries are my flatmates likely to be from? We have tenants from all over the world, though the majority are from the UK.
Is there a limit to the number of people you put into a property? Yes, absolutely. We have a one person per room policy. You will also never have to share a bathroom with more than one other person.
Do you accept couples? No, our properties are designed for singles to ensure that there’s no overcrowding.
Can I have a friend stay? You can have friends visit, but only with the approval of your housemates and for a short period of time. Please inform us if anyone stays with you for more than a couple of nights.
Cleaning
How often does the cleaner come? The cleaner comes once per week on a weekday. You will find out which day in your welcome pack.
Do I have to pay extra for the cleaner? No. Cleaning is provided for free.
Will the cleaner clean my room, too? Yes. The cleaner will vacuum your bedroom and empty your bin. But if your room is a complete mess don’t expect the cleaner to tidy it up.
Is my room cleaned prior to me moving in? Yes. Every single time anyone leaves a property we organise for an extra deep clean – not only of the room but of the entire house so things are immaculate for the new tenant.
Do you charge for cleaning when we leave? No. It's all included.
Deposit
How much is my deposit? We take a deposit equal to about 6 weeks rent.
How can I pay my deposit? We prefer bank transfers but we can also accept cheque and card payments (card fees apply).
Where is my deposit kept? We use a government-backed scheme called the Deposit Protection Service who hold onto your deposit during your tenancy. (www.depositprotection.com). It is kept there under their custodial scheme until the end of the tenancy. Nobody can touch the money without your permission.
Can I pay my last month’s rent via my deposit? No. A deposit is kept to cover any damages in the property; you cannot use it to pay rent.
Can you deduct monies from my deposit if you think I have damaged something? Not without your permission. Any deduction must be approved by you in writing. If there is a disagreement, then it would be reviewed by an independent arbitrator who would decide what is fair. We can’t just spend your deposit money.
Do you quite often take monies from a deposit for damages? No. It is very seldom that we ever have to deduct any monies from someone’s deposit and we would prefer not to.
Maintenance and Repairs
Who do I call if there is something that needs to be fixed in the property? You call your dedicated property manager who will organise a contractor to fix any issues.
What if it is an emergency and you are closed? We provide you with a handbook containing telephone numbers in case of emergencies.
The handbook also contain details of how to turn off gas, water and electricity in the property.
Do we have to stay home to provide access to tradesmen? We try whenever possible to provide keys and access ourselves, but on the odd occasion we may request that you provide access.
Do I have to pay for repairs or maintenance? Generally, no. If the issue is one of simple maintenance then we will deal with this at no cost. If you’ve broken something or been extremely negligent we might ask you to pay for some or all of the cost of the works.
Rent
How do I pay rent? We collect rent by direct debit. Prior to your moving in we will get you to set up a mandate.
We can also take credit and debit card payments, if you prefer to pay that way or don’t have a UK account. Unfortunately card charges do apply.
How do the bills work? There is a single monthly rental payment which is inclusive of all bills.
What is included? All the main bills are included such as council tax, gas, electricity, water, TV license, service charges and Sky TV. We also provide free superfast fibre broadband and we send a free cleaner weekly to all our properties.
What are your fees and charges? We have a policy of no hidden fees.
We charge a single all-inclusive administration charge of £295 at the beginning of the tenancy. This covers the cost of credit and reference checks, drafting the tenancy agreement, all tenancy renewals, inventory checks when you move in and out and a full professional clean of the property when you leave.
Provided you stick to the terms of the tenancy agreement, there are no other charges or fees to pay EVER!
Tenancy Contract
What sort of tenancy agreement would I sign? You will sign an Assured Shorthold Tenancy (AST) agreement.
It’s the standard type of contract for a flat rental.
When and where do I need to go to sign the contract? It’s all done online using electronic signatures. We use a brilliant service called Signable for all important documents. You’ll get sent an email with instructions on how to use the service.
Can I keep a copy? Yes, of course. You will have access to an electronic copy at all times.
What is the minimum tenancy length? The minimum tenancy length is a 12 month tenancy with a six month break clause unless an exception is made for an individual with a temporary work contract.
What if I lose my job, can I break the contract? Maybe. If this happens please let us know and we’ll do our best to be flexible.
If we do allow you to break a tenancy agreement early then you would need to find a replacement that we approve of, and an early termination fee may apply.
